  • 225 Grandview, Camp Hill, PA

  • Contract: $20 million

225 Grandview is a 6-story 215,000-square-foot office building located in the heart of Camp Hill business district and was purchased by the owner with the intent to renovate it into a Class A multi-tenant office building.

The building envelope was not code compliant. APW removed the existing curtain wall façade and replaced it using a system of insulated wall panels and high-end glass systems. The roof was replaced and R-30 insulation was added. All of the main electrical equipment was replaced, generators were upgraded, HVAC systems were redesigned and equipment was upgraded. All of the building’s core areas were gutted and reconstructed including restrooms, stair towers, main lobbies, mechanical and electrical rooms. Existing elevators were modernized and another elevator was added. Site upgrades included reconfiguration of traffic patterns and handicapped parking, addition of sidewalks and correction of stormwater collection systems.

Once the building core and shell systems were completed APW commenced the construction of the tenant improvements for a 25,000-square-foot law office and landlord improvements for a 60,000-square-foot office buildout. This design build project was completed with Murray Associates Architects and the staff of Select Capital Properties.
